My experience has shown me that you can't sell a home. I as a Realtor can't talk anyone into buying a home they don't want, and in the same way, I can't talk them out of the home they want. My job is to position your home so both Realtors and buyers will want to see it. The Partnership is that I will do my job to create both Realtor and buyer interest and your job is to make the home inviting and feel like home.
Second, price the home in a favorable way for the buying public. My success with buyers has proven that they (buyers) will always pay a fair price for the home they want. However, all buyers have different financing needs. Some need all the closing costs paid while with others this is not an issue. Put a price on the home so as to not run prospects off, and be flexible on terms after there is an offer on the home. Always offer a home warranty. It gives buyers extra peace of mind.
Thirdly, aggressively market your home to the Realtors in our market. Our MLS system allows agents who wish to receive listings in their email. Busy agents almost always register for this service and immediately know about your home. I post all listings on Craigslist, Google, Trulia, MySpace and FaceBook. All the MLS listing are posted on 10 national sites including Realtor.com. In today’s market over 80% of all buyers begin their search on the Internet.
Next, I use Bill's Real Estate Hot Line. This is a service I utilize to effectively walk buyers through your home while they are in front of your home or looking at an ad. There is an 18 X 24 sign in front of the yard sign with an 800 number and a 3-digit code. They hear a message with my voice walking them through your home and telling them about special features that may interest them. At the end they are prompted to leave a message if they are interested. Whether they leave a message or not the service emails me to my email address and text my phone. When I get this on my phone I immediately call them back to see if they need more information or see the home. They are surprised, but very appreciative. Also, they can at the end of this message contact to my cell with any questions.
