  • My experience has shown me that you can't sell a home. I as a Realtor can't talk anyone into buying a home they don't want, and in the same way, I can't talk them out of the home they want. My job is to position your home so both Realtors and buyers will want to see it. The Partnership is that I will do my job to create both Realtor and buyer interest and your job is to make the home inviting and feel like home.

    Second, price the home in a favorable way for the buying public. My success with buyers has proven that they (buyers) will always pay a fair price for the home they want. However, all buyers have different financing needs. Some need all the closing costs paid while with others this is not an issue. Put a price on the home so as to not run prospects off, and be flexible on terms after there is an offer on the home. Always offer a home warranty. I feel so strongly about this that I will pay the $375. It gives buyers extra peace of mind.

    Thirdly, aggressively market your home to the 175 Realtors in our market who sell 90% of the homes sold. I email them immediately with the news of your home and keep them posted of any changes in either price or condition of the home. They are going to sell over 85% of my or any other Realtor's listing. Every Friday I attend the Blue Ribbon Marketing Session. This is a place where as many as 50 Realtors and lenders meet to talk about our new listings and price adjustments on others. This is a great help in letting Realtors and lenders public know of your home

    Next, I use Bill's Real Estate Hot Line. This is a service I utilize to effectively walk buyers through your home while they are in front of your home or looking at an ad. There is an 18 X 24 sign in front of the Prudential yard sign with an 800 number and a 5-digit code. This same number appears in all the ads I run for your house. They hear a message with my voice walking them through your home and telling them about special features that may interest them. At the end they are prompted to leave a message if they are interested. Whether they leave a message or not the service emails me. If they left a message I can play it. I can also email it to you so you can hear it. It is a wonderful system to tell of your home and listen to the potential buyer's response. Call 1-800-778-5592 and put in code 19121 to see what I mean.

    An oversized postcard is mailed to the closest 200 homes around yours. This postcard has a picture of your home and an announcement that it is looking for a buyer. I offer a glowing description of your house with all the information someone would need to see if it interests him or her. I have learned that sometimes someone may know someone they would like to live closer to them. Other times someone has mentioned to them to them to let them know if a home becomes available in their neighborhood.

    I will advertise it in the Thrifty Nickel, Homes and Land and Find a Home magazines or the Saturday Home Finder section of the Pensacola News Journal. These ads will include the MLS #, price, address and Bill's Real Estate Hot Line number.

    I charge a 7% Real Estate fee for all my listings. Of this I split 3.5% with any agent that brings a buyer for your home (this is more of a split than most agents). If I am fortunate enough to find a buyer myself, which happens quite often, I only charge you 5%, saving you 2% of the fee.
