    The FSBO (pronounced Fizbo) can cost you time, effort, and quite often --- money.  With a FSBO sale, you become your homes agent.  You are now in charge of all marketing, advertising, showing your home.  You must rely on an attorney and title company to provide advice, prepare documents, and close the sale.  

    Your Real Estate Professional has completed extensive training and is licensed by the State of Florida to provide these services for you.  Selling (and buying) a home is stressful enough, why go through the hassle --- especially a hassle that can cost you a lot of money.  

    The majority of all homes that sell are listed with a REALTOR®.  In Escambia County for example, less than 1/2 of 1% of the homes sold per month are FSBO.  Turn this figure around...  This means 99.95% of all homes are sold by a Real Estate Professional.  Why go elsewhere?

    Drawbacks

    • Usually people that list their home as a FSBO are NOT professionally trained to negotiate with the best intentions of the buyer and the seller.  

    • Florida Law requires sellers to provide disclosure forms about the condition of their property. 

    • FSBOs are not versed in the Florida Statutes.

    • Real Estate Professionals under law manage your Escrow Account - The “Earnest Money” applied to the down payment of your purchase

    • Real Estate Professionals have the Florida Real Estate Commission (FREC) to handle Escrow Disbursement Order Disputes

      • FSBOs must hire someone to do this for them

    Conclusion

    So should you decide to list a FSBO, you will be going against significant odds.  The experience of a Real Estate Professional may get you a better price and help you to avoid all the "little" things that can go wrong in a real estate transaction.

    The desire to "save" the commission on a property is the reason most people decide not to work with a Real Estate Professional. Prospective buyers who look for FSBO properties also want to avoid the commission -- to purchase at less-than-market-value deal.  However, nothing is saved in the majority of FSBOs, it is just the opposite!
