  • What's the Price?

    The pricing of your home is the most important part of the marketing process.  Obviously the seller wants to get as much money for the property as they can, but if the price is set too high, qualified purchasers may be frightened. 

    Your Real Estate Professional can tell help you price your home so it will be competitive to the comparable homes in your area.  Pricing strategy depends on market conditions, and it is different in a buyers' market than it is in a sellers' market.  Ask yourself, what would a buyer be willing to spend on my home compared to a similar one in the same area?

    If your home is overpriced, the marketplace will reflect that.  If your property fails to sell in a reasonable period of time, or it seems as if there have been too few showings, you and your Real Estate Professional need to have a discussion to determine whether you have priced your home too high.  

    Your Agent may also get feedback from other Agents that have shown your home. But remember that price is only one factor. You might consider ways you can make the property easier for Agents to show.  This goes back to cosmetic fix-ups that might be needed. 

    You should also discuss the current market conditions in the Pensacola area.  The problem may be a combination of many factors, including an over optimistic asking price.
