    • Some long-term investors will only purchase multi-family properties. They like the fact that you usually only have one roof and structure for several units. So, the inquisitional per unit cost are lower than single-family homes and unit maintenance is also lower. And, depending on the location and condition, the rents can be comparable to single-family homes making cash flow favorable over single-family houses.

      Both the limited number of offerings available and the length of time on the market for the sold units can demonstrate the popularity of these types of investments. Presently there are about 19 properties available for duplexes, triplexes, and quad-units available in price ranges of $85,000 to $275,000.*

      There were 41 sales of similar units over the past year with the average time on the market approximately 132 days.* On almost all these units the rents were more than adequate to cause the investments to be profitable before taxes and even more so after taxes.

      However, even if they break even or just make a little money after taxes they are still good long-term investments. After all, they are at the lowest value they will be and the rents are the lowest they will ever be, so they will grow into good cash flow in a few years.
